Vision and development

Creating high-end office spaces in a prime location

When we took over the management of Galleri K, the property had a lot of underutilized space. Our vision was to breathe new life into the office landscape of inner Copenhagen by developing high-end, modern offices that matched the building’s prestigious location.

We saw an opportunity to attract top-tier tenants, and our focus on delivering high-quality spaces led to great results for both Aviva and PSP.

Enhancing the city

While creating value for our investors was a primary goal, we also wanted to give something back to the city. Galleri K presented an opportunity to create a vibrant new urban area within Copenhagen, contributing to the city’s growth and charm.

Key development initiatives

Activating vacant spaces

One of the tasks was how to activate the vacant spaces and make the property more attractive to visitors. We renovated all the vacant commercial rental spaces. By working closely with a restaurateur already established in the building, we identified synergies to enhance both the restaurant’s operations and the street appeal of Galleri K.

Optimizing existing tenants

We also looked at how to optimize space for existing tenants. By relocating and adapting their needs, we were able to meet their evolving requirements while making the property more functional overall. This flexibility ensured tenant satisfaction and long-term stability for the property.

Revitalizing the rooftop terrace

An underutilized rooftop terrace was transformed into a green oasis, offering an outdoor retreat for office tenants. This renovation added value to the office spaces, creating a unique feature for tenants to enjoy—a breath of fresh air amidst the busy city.

Architectural and design highlights

Preserving heritage while adding modern touches

A key part of the renovation involved maintaining the historical integrity of Galleri K while adding modern functionality. We renovated several staircases, carefully blending old architectural details with a fresh, contemporary design. This balance between preserving the past and embracing the future was central to our approach in redeveloping Galleri K.

Long-term impact

Contributing to the city’s growth

The improvements made to Galleri K were not just about maximizing returns for investors but also about enhancing the surrounding urban environment. We contributed to make the area more lively, functional, and enjoyable for both tenants and visitors. By fostering a strong connection between the property and the city, we ensured that Galleri K continues to be a landmark destination in Copenhagen for years to come.
