SD-Karréen, located along the picturesque lakes of Copenhagen, is a well-known landmark, recognizable by its classic Irma signs. The property was a very interesting case with a significant untapped potential for development.
Renovation and urban activation
The project involved a complete overhaul of approximately 15,000 sqm of residential and 10,000 sqm of commercial space. Today, the area is regarded as one of the most attractive districts in Copenhagen.
Development vision
Reinvigorating lakeside life
When we first took over the management of SD-Karréen, the area along the lakeside lacked vibrancy. Given the popularity of Copenhagen’s lakes among the city’s residents, we saw an opportunity to bring more life and activity to the area, particularly along Sortedams Dosseringen.
Our vision was to transform the lakeside into a bustling restaurant promenade, complete with outdoor seating, allowing people to fully enjoy the atmosphere and beauty of the lakes.
Activating courtyards and filling gaps
Another aspect of the transformation was focused on the inner courtyards, which were underutilized. We wanted to bring new life into these spaces, making them vibrant community areas.
Additionally, on Ravnsborg Tværgade, a vacant lot was being used as a waste disposal site. Our plan was to close the gap in the block by developing this area, creating a cohesive, fully enclosed block to improve the urban fabric.
Process and execution
Restaurant and public space development
To bring our vision to life, we expanded the sidewalk along the lakes to create room for outdoor seating and aimed to establish a cohesive restaurant strip. This was facilitated through a strategic partnership with a leading Danish restaurateur who manages multiple concepts across the city. The continuity of restaurant operations along the lakeside was an integral part of the overall revitalization of the area.
Comprehensive renovation
The development of SD-Karréen involved a thorough and complex renovation. Our efforts culminated in the project being nominated for the prestigious Renovation Award, where we reached the final round. The renovation included both the residential and commercial spaces, rooftop apartments and the activation of the courtyard, aligning them with modern standards while respecting the historical value of the property.
Key architectural features
Balconies and rooftop apartments
One of the standout features of the renovation was the addition of balconies, both facing the inner courtyard and overlooking the lakes. We worked closely with Copenhagen’s municipality to secure the necessary permits for these structural enhancements. Furthermore, we developed new rooftop apartments, which offered stunning views of the lakes and the city.
Preserving iconic signage
During the construction of the rooftop apartments, we carefully removed and stored the iconic illuminated signs that are a hallmark of the property’s exterior. Once the rooftop project was completed, these protected signs were meticulously reinstalled, ensuring that the character of the building was preserved while adding new functionality and appeal.

Continued value enhancement
Capital Investment continues to manage SD-Karréen, working closely with Danica Pension to further enhance the property. We remain focused on identifying new opportunities to improve the property, ensuring it remains a valuable and thriving part of Copenhagen’s urban landscape.
